Four decisions in your first-home plan

Work through one decision at a time. You do not need every answer before you begin.

1. Cash and payments

Choose a monthly housing payment you can live with before choosing a purchase price. Include principal, interest, property taxes, homeowner insurance, mortgage insurance when applicable, HOA dues, and a realistic repair cushion. Keep emergency savings after the down payment and closing costs.

2. Neighborhood

Compare the daily life, not only the listing. Check commute time, parking, errands, schools when relevant, insurance availability, taxes, HOA rules, and the places you use every week. Useful San Diego County starting points include Oceanside, Vista, San Marcos, Escondido, San Diego, La Mesa, Lemon Grove, El Cajon, Santee, Chula Vista, and National City.

3. Home fit

Decide whether a condo, townhome, detached house, manufactured home, or two-to-four-unit property fits your needs. Compare bedrooms, stairs, parking, outdoor space, repairs, HOA costs, pet rules, rental limits, and the work you are willing to take on.

4. Offer

An offer is more than price. Review credits, deposit, financing, appraisal, inspections, included items, and deadlines. Six steps from planning to keys

  1. Set a monthly budget: choose a payment range and protect the savings you need after closing.
  2. Compare loan options: compare the same price, down payment, rate-lock period, cash needed, and total monthly payment.
  3. Build a focused search: define areas, home types, HOA limits, commute, parking, and repair tolerance.
  4. Prepare an offer: understand price, credits, deposit, inspections, appraisal, and dates.
  5. Review the property and paperwork: inspect the home and review disclosures, title, insurance, HOA documents, and loan conditions.
  6. Prepare for closing: verify final cash, wiring instructions, signing, walk-through, recording, and keys.
